If you've been waiting for more homes to hit the market, there's some encouraging news: while inventory isn't growing as fast as it was last year, it's still moving in the right direction. And surprisingly, higher mortgage rates may actually be helping create more options for buyers.
Inventory Is Still Growing
It's easy to look at today's housing market and assume there aren't enough homes available. The reality is a bit different.
The pace of inventory growth has slowed compared to the rapid rebound we saw over the past two years, but the number of homes for sale is still increasing year over year. That means new listings continue to enter the market, giving buyers more opportunities than they've had in quite some time.
Rather than focusing on how quickly inventory is growing, it's more important to recognize that the overall supply of homes has been steadily improving.
The Strongest Inventory We've Seen in Years
Today's market has far more homes available than the historic lows of 2021. In fact, this summer marked the highest level of July inventory we've seen since 2019.
We're not completely back to pre-pandemic housing supply yet, but we're getting much closer. Many housing analysts believe inventory could return to more typical levels by the end of the year, creating a healthier balance between buyers and sellers.
Why Higher Rates Can Actually Help
It sounds backwards, but elevated mortgage rates often encourage inventory to build.
Here's why: when rates remain higher, the market tends to cool just enough to reduce the intense competition we've experienced in recent years. Homes stay on the market a little longer, listings accumulate, and buyers gain more choices. Instead of every well-priced home disappearing in a weekend, shoppers have more time to compare properties and negotiate favorable terms.
While few people are excited about mortgage rates in the 6% range, they may be contributing to a more balanced housing market overall.
