1. “Is there even anything available if I decide to move?”

Short answer: more than there used to be.

Over the past couple of years, the number of homes available has steadily grown. Many sellers who stayed put are now finally listing, which means buyers have more choices and sellers have more options for their next move.

If you stopped your home search because everything felt picked over, this might be a good time to take another look. Homes are taking a bit more time to sell now, giving buyers space to think instead of rushing into big decisions.

2. “Will I ever be able to afford a home?”

Affordability is slowly improving (finally!).

This is the big one and the answer surprises a lot of people.

A major price drop just isn’t something most experts expect. Even though there are more homes for sale than before, the overall supply is still too low for a national price decline. Plus, homeowners today have strong equity and healthier finances than we saw back in 2008.

Different areas will always behave differently, some might level off, others might continue to rise but nationally, prices are expected to keep increasing at a slower, more normal pace.
